I lived here for a year in a 3 bed, 3 bath furnished apartment. Honestly, I regret not spending more on rent to find a better place. My friend and I moved in with someone we didn't know, and the apartment was disgusting when we got there. They told us they couldn’t clean because one of our roommates was already living there, which I guess makes sense.
Fast forward to the end of our lease, one roommate moved out about 1.5 weeks early, and while my friend and I were still living there, maintenance... came in and started charging us for things like cleaning the stove—stuff we hadn’t even done yet. They said inspections wouldn’t happen until everyone had moved out. It was filthy when we arrived, and they did nothing about it, but suddenly they’re charging us for cleaning before we even leave?
We disputed the charges, and they said it would take 3-5 days to process. By day 8, I called the front desk and spoke with Liz (who was super nice, shoutout to her) and found out that Ethan, the assistant manager, was behind and wouldn’t get to it for another week or two. Here’s the thing: you get sent to collections 30 days after the charges are posted. They posted them as soon as my roommate moved out, meaning days were already ticking away. It’s like they drag out the dispute process so you’ll just pay up to avoid collections. My attorney would cost more than the fees, so it’s not even worth fighting.
Ethan’s communication and time management were awful. Plus, when I moved in, my nightstand was left outside on the patio with sun and water damage, the patio door was so messed up you had to use all your strength to open it, and the baseboards even had holes in them. My car got broken into (not their fault, but still), and a random guy knocked on my window at 4 am once. The shower was gross and stained, and no amount of cleaning could fix it.
Overall, I would not recommend living here. Between the poor maintenance, questionable charges, and lack of communication, it's just not worth the hassle or stress. You can definitely find better elsewhere.

I have been staying at the Oliver for two years now and I have enjoyed each day here. The amenities they provide here are amazing and the view over the pond during evening sunset is just spectacular. Additionally, the maintenance people are quick and quite efficient, whenever I have requested maintenance it has been handled within 24 hours. The people at the office are friendly and help you out with any problem you have. It is a quiet neighbourhood and very walkable to LSU campus. I am looking... forward to stay here for another few years. Cheers Oliver Team!

I have been living at The Oliver for 2 years and I can say I enjoy its proximity to campus and the community events the management hosts throughout the school year. The apartment I’m in is comfortable and any issues I’ve had have been addressed in reasonable time. The rent is also probably the most affordable in this area of town so if you’re looking to ball on a budget, I would recommend The Oliver. You won’t regret it!

The Oliver is located very close to LSU campus and conveniently on the bus routes for those without cars. The rent is probably the best you’ll find around this area, pretty cheap. The staff is respectful and usually pretty helpful. The complex is not the cleanest but I wouldn’t say it’s overly dirty or unsafe in anyway. The amenities like gym, pool, study room, and computer room are well kept and clean. Only downside to the apartment is that it isn’t gated. It’s on a busy enough road that... there’s not that many problems though.

As a working college student I am able to pay the rent and utilities pretty easily. It’s close enough to skate or bike to lsu’s campus. If you need something fixed, maintenance is relatively quick about getting it done.
